term of years absolute

A leasehold estate in land: a *term of years that may or may not be brought to an end by notice, forfeiture, or any other event except the death of any person. Thus a lease 'to X for 25 years if Y shall so long live' is not a valid term of years absolute. Under the Law of Property Act 1925 a term of years absolute can exist as a *legal estate provided it is created in the required manner, i.e. by deed in the case of a term of three years or more.
